RTB Rent Register

Did anyone come up with strange things like 4 rentals out of 10 (I tried 3 bedroom) rented since 2018 exactly 1669, all 6 beds...so it would mean that all the tenancies would have started in 2018 and still exist. I tried 1 bedroom apartment, 50 square m, 4 appeared with 0 bedroom same rent 910

Well one thing is strange in that my own property came up as a comparable in my most recent search.

Unsurprisingly, it was an exact match, so presumably I have to bench mark my rent to its already low RPZ rate!!!

It would take the RTB. The thing must be full of bugs, but that will be our problem, not theirs.
 
And when I look at the comparables, they are all coming in at around my low rent capped rent.

So, if I had bought an owner occupied apartment in that complex in say 2025 and rented it out at the Daft rent for a two bed in Cork City Centre which is around €2k, I'd have to drop the rent for a new tenancy post March!!

I don't think they care about your address for the actual search.

You enter an eircode, and then it prefills in the electoral area for you.

After that, I think, it just ignores your eircode. You can select your own electoral area.
 
Based on what I am seeing with my most recent attempts just now, it looks like the Register is programmed to pick low rents only. 2 beds rent in Cork for around 2k per the ads on Daft, but I'm seeing nothing like that when I search.

A lot of landlords will have to reduce their rents for their next tenants to avoid an investigation by the RTB

But surely I must select the electoral area where the property is located? I can't just go off and pick someplace else entirely?

Mine is 99%, top match.

This thing must be full of bugs and with an inbuilt bias towards low rents. If all rents were as low as the ones showing up in my searches just now there would be no need for any of this.

You can find on your RTB letter for the property what the code is, and it probably matches.

They don't look at the address you entered when actually doing the search, I think.

The sequence is

1) Enter Eircode

2) Press Continue to Step 2

At this point, they fill in the local authority and electoral area for step 2.

They don't fill in anything else, which means that they aren't doing a database lookup against the eircode.

You then fill in the BER, floor area, type and number of bedrooms.

The search doesn't use the original Eircode at all. It is not matching against the property you specified, it is matching against the extra info you manually provided in the electoral area.

Based on what I've seen on my RTB Register searches now, seemingly 2 bed apartments rent in Cork City for less than €1500 more or less. If I go on Daft, I'll really on get studios and a handful of 1 beds for that rent. If I look for a two bed house or apartment on Daft Cork everything is in the €1,900 to €2,500 range and the BERs are Cs and Ds for the most part - pretty much the BERs I used and floor areas must be similar.

Are people renting now or previously at those rents in danger of an RTB investigation and prosecution? €2000 or thereabouts has been the rent for a two bed in Cork for quite some time past. I've been keeping an eye on Daft out of curiousity.
 
The more I look at it, it is astonishing. I think that if your last rent for a 2 bed was €2k, if you were renting it out now again you'd have to drop your rent by €500 to be on the safe side while granting a 6 year or permanent tenancy
 
I have a feeling some bright person is going to download the entire database and make it searchable so that it returns all of the properties and orders them whatever way you need it.
This issue is I don't think it's a complete database even if you vary the parameters. E.g. I could be wrong, but has anyone seen any property at all with a floor area of less than 30sq mtrs? They seem to be not on the register at all. Correct me if I'm wrong on this please, but I've tried several times and can't find anything in the areas I looked at.
 
Comparing apple to orange comes to mind.
Getting better rent with lower ber.
Getting better rent with smaller sizes is simply ridiculous.

Is it? I reality its all about location, location, location. In a city ever a few hundred meters can make a difference if its near a luau stop or a commercial area.
 
80sqm 3 bed flat in the Liberties... 950 euro. Come on, this thing is goosed.

But it's not using the eircode data. You can choose your locality without entering an eircode and get the same 10 results. So it's not that specific at all, it's choosing 10 results based on it's own algorithm, not location.

Would be a very interesting data set to review. There really seems to be very little data available on existing rents although rom the data I have seen the average existing rent is about 85% of new rents (some RTB and some new builds free market), although I suspect the newer rents are on average smaller than the existing.

I would have predicted the gab would be greater.

I know, location should have been a higher weighing especially as its far easier to do than condition.
 
If you were renting out at €1,300 for a two bed in Cork City and your tenant has left, you'd be thinking based on Daft, that you'd get €2,300 when you rent now. But looking at the Register, that would be a huge red flag for the RTB as €1,500 seems to be about the rough average.

So to be safe, you'd need to rent for that. That is an extra €1,000 a year net after tax or thereabouts and you've granted a 6 year tenancy or a permanent one. You're getting peanuts for locking yourself into a much riskier situation.

There won't be a meaningful increase at year 6 either. That'll have to be based on the Register as well.

Plus a house with a €1,300 rent is massively devalued if you have to sell with the tenant in situ.
