From my results, the newer properties are more in line with rents I would expect. This gives me more indication that I can choose those properties with less pushback from RTB as they represent a fairer indication of the actual market.

If they did, they could have a better system, giving access to all the data in a town based on type, number of bedrooms... giving all the new tenancies in a townthere should be a mechanism where you submit your new rent to the RTB and then they have to adjudicate on it giving valid reasons and data to support their rejection

Technically not too hard to create a bot for this, if one could get a list of eircodes for it to start with. Plug them into the RTB register one by one and collate all the responses. However it would probably kill the RTB server or it would be interpreted as a Denial of Service (DOS) attack and they would block the IP of the bot. It would be a fun vibe-coding project.I have a feeling some bright person is going to download the entire database and make it searchable so that it returns all of the properties and orders them whatever way you need it.
