    yes it can be done, make sure they are all singing off the same page and update you immediately, clarify fee's and cost in advance so that you only pay the fee to one and dont end up paying twice for 2 entries onto the same web-page. you are still better off to deal with one established agent

    120' is good frontage, imagine a 60' wide house (which would be big) allows you 60' space to the side ie 30' each side. most rural sites measure 100' x 225' and hold big homes with loads of space

    seriously, get a professional. Incorrect boundary will come back to haunt big time if done wrong. Go to the farmer with all the knowledge you need, bring an engineer, the cost will be far out weighed by peace of mind

    You must deal through solicitors anyway so do so with deposit also. If the vendor has a problem with this then he may have a cash flow problem and is looking for quick bucks, avoid this 100%.

    The EA must pass on the offer, he surely must also WANT to pass on the offer as it might result in a (rare these days) sale. He may be saying it as some sort of negotiating ploy (but a poor one).

    After the current property boom many EA offices have employed non-qualified people and sent them out to do inspections without proper supervision ie ' how to show the house in the 1st. place'. The best answer any EA can give is ' i dont know but ill find out!'
