Boundaries for site

I have to meet the farmer that we are buying our site from to agree the boundaries for the 1 acre site. The site is part of a 17 acre field with road frontage of 55m. Were do you measure back from the road? Is it from inside of hedge, outside of hedge or from centre of the road (it is a small country road)?

Any input would be of help. Like to meet the farmer having some knowledge.

seriously, get a professional. Incorrect boundary will come back to haunt big time if done wrong. Go to the farmer with all the knowledge you need, bring an engineer, the cost will be far out weighed by peace of mind
 
Hi Dinny,

Like the other posters have said get it marked properly. It has to be outlined also on your contracts. Even if it is only a foot wrong in either direction as these papers have to be lodged in the Land Registry. But just a note to add on the council own from the middle of the road to your boundary hedge.
 
You'll need an architect/engineer to do this. I recently had site outlined and agreed between both parties. Official map then sent to farmer/owners solicitor to have it removed from their folio and registered with Land Registry. It's also beneficial to have an expert who can advise you on water/sewage connections and whether you can work off existing connections that farmer may have. Also right of way may be an issue which expert can advise. Make it official then you're all singing off the same hymn sheet and no complications down the line.
