Where to buy in Dublin (and Surrounding)?

I know its the million dollar question but my girlfriend and I are ready to take the plunge (first time buyers) and are unsure where to go for.
Our Mortgage amount is roughly €350,000 and we are looking (being realistic) at 2 bed apartments.

We had a look at "the paddocks" last weekend which was impressive but seems very far out and although there is a train planned the development seems to be a long way from the train station (20 min walk).

We were thinking of City West as the Luas may be on the way? Or maybe Bray?
Anybody have any advice?

My advice would be to find somewhere that you can easily commute from.
Ideally somewhere that you could walk to work even if you had to pay a bit more as you wouldn't need a car, or on a good luas, QBC lane etc.
And then try to map it onto where your friends / family are, or where you like to socialise etc.

I presume this isn't as an investment but because, like most people, you want somewhere to live and put down roots. In which case I would say location above size and location above any particular development. There should be a bit of choice out there now with more and more properties up on daft and myhome than ever before,

Citwest is a good spot. Luas is on the way, plus there is a shopping centre currently being constructed.

We both live in the city centre and as we don't have a car it would be ideal to buy somewhere in the "city". It just seems that only 1 bed apartments are available in our price range. We plan to move away from Dublin in 3/4 years or so so it would need to be rentable immediately (i.e renting the spare room) and long term.

I think personally that the proposed Metro link will be a great place to get near to.

Would Kildare (cellbridge, Maynooth) be a ok?

you'd buy a two bed house in clondalkin for less than 350K.......

Good bus network (bus lines) and luas nearby!

I'd choose Maynooth over Celbridge any day

The Maynooth train line makes it very commutable (into connolly and connects with Dart). Other areas on this train line are Leixlip Clonsilla and Coolmine.

I really recommend citywest. Loads of things coming on board like LUAS, shopping centre etc. which will add to the value of your property. Been living there for over a year now and very happy.

Having lived in Dublin for most of my adult life, I bought as a first time buyer in Maynooth this year. Have only been living there a couple of months but am finding the commute pretty hassle free and its a nice town with decent amenities. Since the trains usually start at Maynooth you'll always get a seat in the morning and some go all the way to Bray.. You could get a 3 bed house there I would think for around 350 at the moment. Would definitely recommend it :)

There are very few areas in the Dublin area that you can get a house for 350k. One such area which I moved to last year is the Mulhuddart, Hartstown, Blanchardstown area. I moved to mulhuddart/ hartstown, Briarwood, three beds are less that 350k. Briarwood is a quiet, Mature area dispite the appearance coming from Blanchardstown. Best of luck in your search
 
You should get a 2/3 bed in Swords for €350,000. Given the go-ahead for the second terminal yesterday it should be very let-able or saleable in 3/4 years with all the extra jobs being created (plus the Metro link once it arrives).

I would also recommend Maynooth. The train sevice is excellent and you also have the option of the bus. Maynooth is a nice place, theres a nice village feel to it but you also have plenty of amenities. You would get a 2 bed apartment/townhouse in and around the 350 mark.3 bed houses vary from from 375 to 450.I lived in the Blancharstown area for a few years and while we were happy there it doesn't compare to Maynooth, but then again I am a true lillywhite!
 
1 Buy a house and a driveway with no management fee
2 Buy a house - same
3 Buy a house - same
4 Find a commuter line within 15/20 mins walk (or maybe more), radiate out from each station
5 Forget about new furniture, plasmas, PCs, new flooring, etc (it will come later, the yearly managment fee will do some of those
6 Stay within your borrowing limits


I believe that in a few years there will be many couples with toddlers looking for a small back garden, a place to park and NO management fees.
Remember you can cut back on fun, food, electricity, etc, but these will be outside of your control and mandatory

I agree about Maynooth being a great location to live in.

You could get a 3 bed house there I would think for around 350 at the moment.

Don't know if I agree with this though... I had been looking in Maynooth 6 mths ago and there weren't many 3 beds for 350...
 
I can also vouch for Maynooth, but again, finding a 3-bed for €350k isn't going to be easy. I do know of a 2-bed mid-terrace house going for less than 350k, check out the daft/myhome sites for more info.

PS: I have no connection to the above house for sale, I just spotted it some time ago!
 
Don't know if I agree with this though... I had been looking in Maynooth 6 mths ago and there weren't many 3 beds for 350...

The market has weakened significantly in the past 6 months, from a quick search on myhome.ie today, there are quite a few 3 beds currently available in Maynooth at 350k and below.
 
Looked a leixlip, hardly paradise but for the price a good value location.

Goos distance from town, if close to train station; easy commute, taxi fares from city centre now circa 30euro. And a poo farm to boot. Hostestly have a gander.

We bought a 3 bed house in finglas (south) a couple of years ago and it's working out great. Yes, there are some black spots but you should defo check it out. It's really near town and there's lots of amenities. You'd get a deadly 3 bed house around here for the money you have.
 
thanks for all the advise. I think Swords/Maynooth look like the leading contenders at the moment with Swords having an edge. I suppose now its just a matter of checking DAFT and myhome.ie.
