As far as I remember the 2 bed duplex that was for sale in the 1st phase was over 900 sq feet..

Has anyone received any feedback on the dates that were promised(first 2 weeks of May) for snagging. I can't beleive that again this looks like it will be delayed?

The developers are posting out notices of completion for block 3 on may 29th. Yet another delay.......i've basically given up hope of ever moving in at this stage! :(

these builders sure know how to drag things out, while buyers sit waiting, and interest rates rise, time for some people power.

They make some flaky excuses and, as far as I can see, there is nothing that can be done to influence the situation

Same issue being addressed here. I'm not sure what can be done. Does it seem like they have overpromised or underdelivered?

As far as I know no penalties can be invoked on the builders for up to 12 months after the originally stated completed date.
Can anyone confirm this ?. I would also be open to any suggestions to try and take some action with this. I would rather not just be another victim to this situation and sure that's they way things go mentality.

I don't believe that we have much to go on from a legal pov right now. As I understand it we do not have any entitlements until delivery is 12 months late and even at that we are just entitled to our deposit back. Even if this was to drag on over 12 months this is not really an option given the capital appreciation we have seen since purchasing.

What we do have going in our favour is the pressure that we can apply as a group. This seems to be the sweet spot that we can prod at.

We have two choices:
  1. Accept the constant delays and continue to get messed around. The 'do nothing' approach. I was content to do this up until the last delay.
  2. Individually, we all place positive tension on the selling agents, e.g. by requesting daily status updates for example or by contacting the ESB to get the other side of the story
I am not saying that the second option will speed things up, but at least we would be pulling the levers that are in our control. Don't forget that the selling agent gets paid by the builder, so it is not hard to see who needs to be kept sweet in this equation.

After contacting the estate agents, the recent delay was due to the Bank Holiday weekend, guess they could never see that coming :). Tried to contact the esb but they need a reference number for the builder to complete my request

As far as ESB being an issue, how were they to know that they would need to have electricity on the site BEFORE people could move in??
There was no possible way to plan this ahead of time :rolleyes:

Was talking to Sherry Fitz today about completion dates for Block 7. I was told mid july and to take into account builders holidays and snagging I could expect to be in around the end of August which I'm pleased with since they had mentioned sept/oct before :)

I know this might sound like a silly question (when considering the other very important issue of when exactly these apartments are going to be completed) but does anyone know if we have a choice on the appliances in the kitchen that are being provided, only in relation to the Cooker Hob. Can we choose which one we would like to have installed i.e. Gas, Solid plates etc, etc, etc....

Has anyone got a recent update from planners on security gates? I have bought in block 1, no. 1.very concerned about security and safety, especially about car parking .Grateful for any replies. Oh, also received letter from solicitor telling me I had 7 days within which to inspect the property, provide written snagging list to builder(copy to himself),guess what, they're not even finished!!!Anybody else received similar letters?

The nerve of these people. They're telling you (thru your Solicitor) that you have 7 days to inspect, snag etc and the property is not even finished? They've left us waiting this length and more for completion on these apartments and now they want our end completed in 7 days! Typical. I expect I'll receive a similar letter when mine is due for completion, which is supposedly September.

we are in block 4: the latest word from SF is that a tentative completion date is 12 June: apparently we may be in by the end of June if all goes well :)

As far as broadband is concerned its still quite confusing as to what the picture is. The estate is "wired for broadband" and we would be able to choose our own provider. But I was told some time ago that broadband would be wireless from NTL. Which sounds like 3 contradictions in 1.


Anyone know better about the broadband?
