Renting my home short term, seeking advice on where to find tenants

Im heading abroad for work for 5 months so I want to rent out my home while Im gone. As its only for 5 months its a different market than the usual Daft ads and Im looking for advice on how to tap it. So far Ive contacted two letting agents, one said he wouldnt be interested in it due to the short term nature. The other said she felt she might be able to get it rented to a family who are doing a major renovation on their own home and need to move short term while constriction is ongoing. In a way that would be ideal as them being home owners would give me some re-assurance that they have somewhere to move back to when I get home. However she said she couldnt guarantee it and that its pot luck if a family fitting that profile come along.at the right time.

So Im looking for some ideas on other some other avenues. One thought was to rent to a multinational or similar who might have a need to house staff short term. But Im not sure how I would go about this, if I send emails to big local companies its likely to get lost in the ether without knowing the right person who deals with staff housing. Is there any letting agents out there who specialise in short term lets for MNCs? Or what department in an MNC deals with this, would it be human resources or who to try contact?

Any other tips on where I might find a market for this or a type of tenant profile to seek would be appreciated. I want to make sure I find the right people as it being my home I need to be sure of moving back in when the short term lease is up. With the current housing situation it is a worry that someone could overhold which is why Im hoping to find a specific type of tenant to avoid that happening.

Don't know why you are avoiding daft. Its the main website renters use.

You could try local employers also.

Be aware that 3 months into your lease you'll have to give 3 months notice to quit.

Another thought is to offer it to RedCross for Ukrainian refugees. You'll have to agree to 6 months, so you might be couch surfing for a few weeks. The benefit is that the accomodation payment is tax free, so effectively worth €1600 before tax. They dont acquire tenants rights & you dont have to faff about with RTB and tax returns.
 
Hospitals often employ staff on short term contracts and they need short term accommodation. An email to the hospital might provide a solution.
 
Five months seems to me a very short period to rent considering the risks and the work involved to get your home ready for rent. (Would you empty it of your personal possession? Prepare contact, inventory, deep cleaning...)
 
There is risk here of tenant overholding even if you use an agent. You'd then be stuck with nowhere to live when you come back home.

I would seek a trusted friend or family member to do it on a caretaker basis for something less than market rent. Put it out on a social media and a few WhatsApp groups and I'm sure you'll have interest. The rental market is incredibly tight absolutely everywhere at the moment.

There are a lot of people looking for short term lets while they are having renovations done. You didn't say where you are but you can look up the planning permission granted for your local council. The applicants have email addresses on it. Contact people directly or else just put the word out to people you know. They may know someone looking for somewhere.
 
Our neighbour moved out for what was agreed with their builder would be a 9.month renovation/extention.....its now 13 months and they now won't be in until June due to various delays and changes they themselves instituted mid build.

Post-Doc and visiting Researchers to the Universities are always looking for places to live - might be worth contacting the Accommodation Office at DCU, MTU, UCC or whichever is closest to where you live.

Totally worth installing carbon monoxide alarms; outside any rental requirements.
 
I know that but you have to have it wired up. And that's only one example among the list of things that need to be done and I think applies there. Just the first one that came to my mind.
 
Carbon alarms can be wired or ten year battery. The requirements are not onerous and would probably already be met in an owner occupied property anyway.

Does carbon monoxide install apply as standard even where heating and cooking is electric?

I was considering this scheme for a vacant 1bed apt as sales look a bit sluggish on these at present. Maybe a 1bed apt is not suitable for the scheme.
 
My apologies. I don't know why, I thought that for housing authority and schemes, they needed to be wired. My mistake, I don't know where I got that from. Of course, if 10 years battery one suits, my remark is irrelevant.
 
Consider the scenario where you return in 5 months only to find your tenant refusing to leave as there is no alternative accommodation...

If it was me I 100% would not look to rent as the risk is too great v return.
yeah I understand the risk but am trying to mitigate it by finding tenants that vastly reduce it

its more or less ready for rent now, have painted two rooms in the last week, done a few DIY jobs that needed doing and am halfway through a deep clean. Personal possessions would go into storage in a friends garage, I dont own a huge amount anyway.

Thats a really good idea, thanks. That profile of tenant would be my number 2 pick after someone from a MNC needing short term accomodation. Any ideas how to tap that market, like if I send emails to the general email address of big pharma companies in my area I doubt the right person will ever see them. I wonder do they use letting agents or how do they find places for employees
