Private Members' Bill provides for enhanced tenants' rights

No, the required notice period is currently 28 days during the first six months of a tenancy.

This Bill would very significantly increase the requisite notice periods.
 
But after that?
The requisite notice period currently increases from 28 days to 35 days after the first six months, to 42 days after the first year, etc

The new Bill proposes a notice period of 3 months during the first year of a tenancy, 4 months after the first year, 4.5 months after five years, etc.

Take a home owner that is being relocated for work purposes on a temporary basis. That home owner might think twice about renting their home while they're away if the notice periods for terminating a tenancy were extended dramatically, as proposed.

The result? Fewer properties available to rent.

The Bill doesn't contain any measures to allow landlords to deal with non-paying tenants in a timely manner.

Why do people who pay for everything Support all the main political Parties in Ireland Who spent most of there time looking after people who want everything for nothing,
Up until now the main political parties when in government borrowing to look after there core voter base .
Lots of there supporters will find out when it is too late to do anything about it again,

The Social Democrats have introduced a private members' Bill that will require at least 3 months' notice to be given to tenants of the termination of their tenancy.

The Bill, apparently, has the backing of all opposition parties.

Expect to see a further exodus of landlords from the residential rental market if this one comes to pass.

Possibly a better heading would have being All of the opposition parties have introduced a private members Bill,

There is no point in thinking the likes of FF are some how different than SF /SD or labour don't think for one minute FG would have any problem backing it if they were in opposition ,

The likes of FF/FG like us to think the are not as left wing as SF ??

A SF/SD Government would not get away with some of the thing this Government is doing at present,

That has the backing of all the opposition parties seeing FF are backing it you can be sure FG have no Issues allowing it through,
 
Airbnb and corporate agents must be rubbing their hands. More landlords going to be avoiding letting now and doing Airbnb or corporate if they can get it.

We live in a new age now where you can't say what you think or Twitter will pounce on you. And on Twitter you have to be a she because guess what, you can't say what you think on that either. We must all be bleeding hearts of the mob will be out in force. And its just going to get worse.
And politicians just have to give in or they will be hung from the Twitter tree. Common sense counts for nothing. Numbers in the Twitter gang is King.

As a landlord I have no problem with what this bill proposes, I do have a problem which it ignores, namely the difficulties in evicting a non paying tenant.

That rather than extended notice periods will have landlords considering Airbnb.

They are certainly possible impacts if these proposals become effective. The other possible result of extending the required notice periods is that an increasing number of would-be-landlords will simply leave their properties vacant.

As the SCSI said last week:

“We estimate that for every three landlords who are selling their buy to let property in Dublin only one new landlord is entering the market. Two thirds of private landlords own just one property and increasingly they seem to be of the view that it’s simply more hassle than its worth. Whether it’s due to the rent cap, complex regulations, a punitive tax regime, or a combination of all three, they are voting with their feet.”

Do you know any of the Moaners who have lobbied the Social Democrats to include a section in the Bill on Problem Tenants if the had I would expect it would be in there, The moaners support the Parties who have the Law the way it is,

The Social Democrats are not in power you know,
If you look at Europe you will find Laws the moaners would like were brought is by Parties like the Social Democrats,
You will find Ireland and the Usa for some reason have people who Vote for parties
who in power act against them ,

The government has introduced what many would feel is unbalanced legislation regarding the rental sector. The Social Democrats are now doing the same supported by all opposition parties. Who do you suggest 'the moaners' vote for?
