cheers you guys, not really lookign for a village atmosphere etc, spend most of my time socialising in dublin, lookign to get a first step on the property market, and looking at getting something here and selling it within 3/4 years once development is complete and the rail line is in !!

got a mate who bought there in november and his girlf gets the privarte bus and gets her into town in 30 mins

will look into it further

any where else recommended within that price bracket

Hi Odon,
I posted above, like many others, and while I see you are trying to get on the property ladder I think your quality of life should be a factor. I'm currently living in an apartment(which i own) off monastery rd in clondalkin, basically very close to park west( close,if u drive, on a sunday, with no traffic!!). For the money the developers are asking in parkwest you could get a 2 bed townhouse close to the green isle hotel.Possibly do an attic conversion and still have change. Note there is no service charge in the older estates, Park west , I am guessing, would be above 1400 euro min service charge as there are lifts to maintain.

Clondalkin village has every facility you would want, and industrial parks close by(hence good rental), with further investments announced a week or so ago. Basically what I am saying is that in a choice between an estabished village up the road(where people enjoy living), and an industrial estate (park west), there really should be no dispute about where is better to live. Take a walk around the park west area on the weekend to see what the "atmosphere" is like. Compare that to clondalkin village. Then look at the price. Be very aware that promised rail connections/stations rarely happen.

Best of luck in whatever you decide, but don't believe the nice shiny advert from the developers desperate to populate their rezoned industrial land.

You can get a bus to Clondalkin for food shopping as there is Dunnes & Tesco & Lidl/Aldi (can't remember which it is), also Superquinn in Walkinstown in 15 mins away by bus and there is a Spars in Parkwest if you want to do a small shop. Also Liffey Valley is a 20 minute walk, also a bus service operates to Liffey.

All I can say is that you never really get a community feel in apartments, Parkwest is a bit different in that it's a development that will be in build for some years as there is about 5 sets of apt's going up in the area. There is great return on where I bought as a few of us have been following the resale value and profit at moment stands at €50,000 since I bought in August, which is mad but it proves that people are still seeing the place as a good investment!...don't forget railway station is being updated and new station will be between parkwest and Cherry orchard, handy for town lovers!
 
I live in Park west, the apartments are really fabulous and great value for money. A lot of the other posters work here and obviously have a different perpective re: traffic etc. As other posters have said the traffic is a bit hectic, but really only for the people working in Park West but if you live here you are going against all the traffic and it is never an issue for me. Dublin bus and a private bus service run to town and you can pay per journey. (and again most people are coming here to work, so they are not jammers when you are going the other way) We moved in when things were a bit quiet but most people have moved in by now and regular residents meetings in the local pub are giving the place more of a homely feel. More shops and amenities are on the way and the train station to town should be ready in the next year (and if you look at the dublin transport plan, the proposed lucan luas route will pass by here so it will be on the luas line in the future which may make it a good investment if you ever want to sell on).
The place is still a bit of a building site at the moment though and the landscaping is not finished. But hopefully it will look decent when its done.
 
I just bought a three bed in Park West pointe, it seems good value to me.
+Since they are building more apartments, I expect the area to develop, with more facilities, more community
+ Apartments are well fitted, spacious
+Security looks good

- There will be a fair amount of building activity over the next few years
- Access and egress, but as a previous post stated, you are going against the current
- It is an industrial estate
- The builder has had a number of screw ups, including floor area compliance certificates missing, holding up sales for months, and currently sale is held up with land registry issues! A real nuisance

It would not suit families with children much, but being single wanting to get on to the property ladder it is good value for money in my opinion!
 
Hmmm it's an interesting one here. I can understand the obvious attraction of the place, it's affordable. And I can also understand why so many people working there are sceptical, the business park is a bit of a joke.

I currently work in there. It's my second time in here having worked for a few years here not long after it initially opened. The problem here is that the same sort of thing was promised to the businesses in there. When we started about 5 or 6 years back, we all expected the place to fill up and it hasn't. It's at a 30% occupancy level I believe. Also one of the biggest companies in there folded in Dec. With regards the plaza, well the pharmacy that was being worked on and ready to open when I left, was closed when I returned 2 years later. On the plus side, Bennigans the pub had opened as well as O'Briens and the Chinese restaurant. But Gallaghers, a cafe, folded a few months back. Rumoured increase in rent was too much for them.

So you have to wonder how the other businesses in the plaza will fare. The Spar should be fine with all the passing traffic. The gym and creche attract people in surrounding areas outside of the Park. But you wonder about Bennigans and will it survive, is the business there for it?

Some bizarre decisions were made too. The initial idea of the park was to reduce the amount of normal parking spots and try and encourage more people to use public transport. That's all fine, but there was no transport into the Park in the first place. That has vastly improved now. But its still not the easiest to get to. The private bus is all fair and well if first it turns up and secondly there is room. Obviously the room is not an issue going the other way, but you still need it to turn up!

The buildings themselves are also a joke. Both electricity and plumbing leave a lot to be desired with regular cut offs in both. And I have worked in different buildings there. Once a bad storm knocked bits of the building off inside. The troubling thing now is that with most of the buildings empty and both the electricity and plumbing struggling, what's it going to be like if it does ever fill up?

To be honest now, working out here does suit me second time round. I work between the right hours to allow me get in and out relatively easy. Going out after work isn't something I really want to do whereas a couple of years ago it was. And a huge difference this time round is the opening up of the back road to Liffey Valley so all traffic doesn't have to go out the front entrance. But at the time they did promise an M50 exit just failed to inform us that there was no permission and they can't get it now.



But these are all issues with the Business Park and not there. I would hope that the buildings aren't linked in quality. Obviously there is money to be made on them now as they are selling and the prices are increasing. However the questions are, will that be the same case when they are all finished and there is X amount on sale at any one time? Also will the Plaza be more than it is now or less?
 
I bought a large two bedroom apartment in parkwest off the plans in late 2005. I had no problems renting the apartment- alot of people came to view it and everyone was impressed the quality of the finish...very modern... And to top it off, the capital appreciation has far exceeded my expectations. id actually say the value has jumped more than the average apartment in dublin. (perhaps because they were a bargain to begin with)

a new hotel is to open in august and the train station in early 2007. these will only add to the value of the apartments.

they are great investments!! I think so anyway...but im biased, cos mine made me lots of money!!!!!!!!!!! lol
 
I am thinking of buying a ground floor two bedroom apartment in Parkwest Pointe. Can anyone living in the complex tell me if apartments are relatively soundproof (ie. can't hear your neighbour breathing) Worried about noise levels, as I do shift work and have had terrible experience of neighbours upstairs.

Can anyone who is a resident offer an updated pros and cons?
I have a friend living there and she loves it. Looking for a different perspective.

I bought a smaller (700sqft) apartment last year and have been living here for a year. So far I like it.
Pros
The apartments seem quiet, i.e. I can't hear neighbours at all.
Near M50 and therefore the rest of the world when it is working
Gym, large pool, creche, spar, bar, resaurant (Thai) nearby. No excuse not to go to gym.
Also days hotel newly built nearby, with bars and resaurants.
Clondalkin village 5 min drive, tesco and dunnes, village itself is lovely.
New Lidl 3-5 min drive away.
Good security, I can hardly leave or come in without seeing security.
The apartments themselves are really nice, modern and well finished.
Recent additions to buses in and out of park - minibus going to luas and private bus into town (dame street etc) took me 25-30 min in december - (I dont normally go into town but have heard that that is normal time).
They have started work on train station on the campus according to a mailing I got recently. It will join up to maynooth into hueston (8 min express apparently.
Bargaintown, woodies and similar nearby, good when moving in and decorating.
Multiple garages / motor shops nearby
I think excellent value for the location and finish.

Cons
You only get 1 parking space which is a pain and visitors have to park outside - which so far hasn't been a problem but who knows.
The M50 is a nightmare recently.
Traffic due to business park workers. However, it seems to be more of an issue going INTO the park in the moring and OUT of the park in the PM - the opposite of what residents are doing.
Service charge - I pay 1,200 Euro py
My neighbours are lovely, but I have heard that in other cores there can be music playinglate at nigt. I am not sure of the extent of this. Try to talk to neighbours in the core you are buying in.
Train station not yet complete.
Slight traffic hum from m50 ( I don't hear anymore).

I was apprehensive about buying but am glad I did.

The hum is dependent on where exactly your apartment is in the complex. I live on the far side of the furthest building from the M50 (The Concert) and I don’t hear a thing.
 
I agree with most of the other posters, I have to go to parkwest for work reasons a few times a month and it is an industrial estate, traffic is terrible at peak times and there is nothing to do there in the evenings, you would be marooned there once you came home from work, know someone who moved in with her sister who had bought there, lasted three months and thought it the most depressing place in the world to live.....

I know a few people who live there. Granted it is a huge industrial estate sandwiched between Ballyfermot and Clondalkin - but there are plans for a village of shops/cafes to go in in the future - not sure when though.

Transport links are hit and miss, you need a car especially if you work late. There is a private service to and from the city centre first am dept @ 6:30. There will be a train line with its next stop Heuston i- n the distant future.

The apts are a good size and well finished with parking. I'd say the apts have a good energy rating (a new regulation for next year) - hence reduced fuel bills.

I’ve been living in a 4th floor Park West Pointe Apartment for approx 4 months now and I’m very optimistic that I won’t have to turn the heating on for the whole year.
