I cant navigate this mess. And Im pretty sure there is nobody who I could pay to do it, who could actually do it properly.

From what I hear, your average local solicitor is unwilling to get involved these days, too complicated and too easy to make a mistake of some type. And as we know at this stage, the RTB website can't be relied on and if you end up in a dispute with a tenant, saying you followed it is no defence (and what you followed may have disappeared by the time you get to the Tribunal).

So you are on your own, trying to follow the extremely convoluted legislation.

The same issues we've been pointing out, landlords are increasingly nervous of the sector. It is impossible to deal with a non-payment tenant. If an NoT is issued and is challenged by the tenant, it takes 9 months or more just to get a hearing.

Article here from the Dublin Inquirer about very serious anti-social behaviour in some Northside Dublin council estates.

Council does nothing, nothing happens and everybody wrings their hands.

The small landlord's tenant doesn't get on with a neighbour, each accuses each other of anti-social behaviour, the small landlord is taken to the RTB and ends up paying a five figure compensation sum to one side or the other.

Again, saying what we are saying here. The number of NoTs to sell is declining from the high of 7k, but landlords are increasingly selling as their tenants leave.

That makes sense. Pre March if you were thinking of selling you could say I'll relet and if the tenant isn't gone in a couple of years I can issue an NoT then if I want. Now your new tenancy locks you in for 6 years mininum and possibly for ever if you are a large landlord. If you were thinking of selling and your tenant has left, now is your last shot at a sale for a very long time.

Many landlords are saying I'll be getting out in the future anyway, I may as well go now while I can.

The report says the following, however in the absense of actual numbers, it's not possible to conclude anything much.
24% of their Q3 sales is not really comparable with 20% of their Q1/Q2 sales since we don't know the number of their actual total sales in the quarters.
Obviously they are not likely to share this information.

Also, they are publishing Q3 figures before the end of Q3. Admittedly only a week to go. I suppose they want to get the "free marketing" before someone else does.

I hadn't spotted that!

There must be a slew of other reports on the way showing much the same thing, so they decided to get theirs in first, for the publicity, even though Q3 has not ended yet.
