House with neighbours septic tank in garden

We have inherited part of a house that we are interested in buying the other beneficiary out of.

However the cottage next door has their septic tank on the driveway and a right if access. This obviously has a direct effect of value but would it actually make the house insellable?

The old heating system all needs to be changed as pipes are leaking (40+ yrs) and insulation needs to be upgraded. We currently live & maintain the property at our own cost- but can we negotiate this in the sale price?

No. It's just that the neighbour has right of access to maintain septic tank.

Everything is negotiable.BUT ... you are maintaining it for your benefit at the moment ... so ... the argument could be made that you benefited from it in any case. Don't do anymore (substantial) maintenance until you see the outcome of your efforts to buy the other person out.

Get a valuation done on the house, look at what other houses are making in the area, factor in the cost of renovation, see if you can afford it and after all that make sure it makes financial sense before you sign on the dotted line.
 
I want to approach this as if we were buying from a third party. My fear is that we agree the price & then find out that we cannot sell it or the value is significantly reduced because of the septic tank issue. As in on some forum when people go to buy they are advised to walk away...
