When should previous owner move from the house?

hi

i have a friend who has bought a house back in ireland and they said the previous owner who they have bought it from has stayed in the house for almost 2 months more than they should have. The house they are buying has an issue with it.

Is there any law that says when they should move out or should it not even say it in the contract?

The rule is: Money is handed over, by purchaser, in exchange for Deeds and vacant possession from vendor

If OP is saying that his friend has handed over the money but not got vacant possession, then there is a problem.

Purchasers should do a pre closing inspection the day before closing to make sure the vendor is well on their way. There should be no closing without agreement on vacant possession - or otherwise .

This doesn't make sense. Was the mortgage drawn down? As in sale completed, not just contracts exchanged. It would not be normal not to have vacant possession.
