when is solicitors work done?

Hi,

can anyone tell me, is it when contracts have been recieved that solicitors do the searches and the bulk of the conveyancing work, or before contracts are received?

Without the contracts, solicitor has no evidence of title so cannot investigate title. So, it is primarily after Contracts are received that the bulk of the work is done. However, it is very dependent on the particular client/circumstances - issues may arise like difficulties with life cover etc.,etc where the solicitor is being asked to assist /facilitate/negotiate with other parties.
