Virgin Media - Rights over land

Is this section (in bold) of the Virgin Media Terms and Conditions enforceable?

In order to perform our obligationsunder this Agreement and in consideration of the Servicesprovided to you, you hereby grant ussuch licence in respect of your land, buildings and premises (‘your land’)as is necessary for us (including ouremployees and authorised representatives) to provide the Services to you and our othercustomers, including but not limited to, from time to time, upon giving you reasonable notice (save in anyemergency) to enter those parts of your land to install, maintain, adjust, repair, replace, renew, upgrade,inspect or remove, and to keepinstalled and to operate at or on your land, Equipment and/or telecommunications apparatus. You will at your own expense provide or procure whatever further rights over your land we require from any landlord and/or successor in title and/or any other person with an interest in your land whose consent is legally required to enable us to exercise the rights over land granted pursuant to this paragraph and you will enter into any necessary additional documentation to give effect to the grant of such rights. Each party shall at all times complywith all reasonable instructions ofthe other party or any third party in relation to the exercise of any rights over your land obtained inaccordance with this paragraph.

Basically if you are a land owner and sign up to Virgin Media's Terms and Conditions by availing of their services you are signing away your rights over your own land. If you are a tenant and you sign up to Virgin Media you agree, at your cost, to go after the landlord if he removes Virgin Media's infrastructure.

It's understandable that they have a property right on the equipment they put in your property, but to give a license to access your land is a step further.

Do water, electricity and gas suppliers have the same right?

Legally, would this represent an encumberance on the property when it is sold?

Regarding a tenant signing up for this. If a tenant states the property owner gave permission - without actually asking for permission - then the tenant moves on - now what will be the legal position between Virgin Media and the property owner? It doesn't appear that Virgin is asking to see a written permission from the landlord.
