Unsustainable mortgage with positive equity

I am looking for advice re: a mortgage that I cannot pay and the banks are forcing a sale due to small amount of positive equity in the property but not enough to buy elsewhere. I have adult children who cannot afford to leave home, have been told that I wont qualify for Mortgage to Rent
Scheme as my children are over 18 and therefor I am not entitled to social housing. Is anyone else in this situation?
