uneven floors poured by amateur relative: How can I rectify this?

Hi
A relative poured my floors and to put it bluntly he made a mess of it.

I regret not getting in a company to do it but I was reassured that he knew what he was doing and I can't do anything about it now.

I have had tilers and carpenters shaking their heads mournfully commenting about how difficult it will be to lay tiles etc.

What I need help with now is how to sort it out.

We have underfloor heating.

Is there a company who can level it out for me?

I need an end to sleepless nights worrying about this.

You could try self levelling compound, but it could work out expensive for a large area

celine .bite the bullet and phone up a floor screed company or a few of them get them out to have a look.they might be able to sort it ,last thing you need is more idiots messing up your house.

I would agree 100% with this advice. We bought a home 11 years ago built in the 70's where the contractor had made a mess of laying the concrete floors. We did not notice it when buying the house as it was fully carpeted. Later when we laid new wooden flooring and marble in the hallway it was a nightmare not just for the tradesmen but we had big problems with the new interior doors also....with gaps at the bottom on one side and tight fit on the other side.

A marble placed on my kitchen floor rolls across the room. I had to get special saddles made to disguise the step up when leaving a few of my rooms. Our fireplace has a noticeable slant where the slate is sitting of the concrete floor. In some rooms you can see where the carpet sits against our skirting boards neatly in some parts of the room but in other parts it appears to go under the skirting. The only consolation I have is that the cowboy builder who did this is now with NAMA and he himself has lost millions however he appears to be living the life of Reilly despite this.

its the climate were in im afraid, there are so many lads unemployed that they are trying there hand at jobs they dont know how to do and getting caught out, pricing the job too cheaply and unfortuantely they make a mess,so the only advise is always get recomendations and dont go for an unknown or a cheap price.you get what you pay for most of the time..

Thanks for the advice. We got in a floor screed company yesterday who qouted 2500 to sort it out. I just dont know if we can afford that. I have lots of conflicting advice others have said to just go with self levelling compound. On the other hand if this is something thats going to haunt us forever more then maybe we should just pay the 2 grand.I'm just at the end of my tether. I rue the day I listened to my brother telling me how he knew what to do I can't even give out to him cause his intentions were good and he's such a great help otherwise.

does he acknowledge he made a mess of it?
perhaps he could contribute towards the cost of fixing it.

fraggle made a good point also ,your brother or who ever laid the floors should pay something, but that could be a long shot..the only other option you have celine is if your tiler, who is hopefully a trusted and true professional,he will tell you if the problem can be fixed with self levelling compound.the tiler and the carpenter are the two lads who will have most work dealing with the floors, and if they think levelling compound will work then get a pro to do it,if the recomened the floor screed company then, take the hit celine. 2 grand now could turn out to be twice that later on.remember its your house and you will not want to be having problems with the floors for years to come...keep us updated and good luck

We're just going to look for a few more quotes but the more I read up on this the more it seems like the only thing to do is get a company in to pour a screed and just 'bite the bullet' as you put it Jab!!! No hope of money to help with the cost as its my brother and blood is thicker than cement!!! Thanks for all the help though you have helped me make up my mind.

I think Jab1's post is excellent advice on the practicalites. You'll always have a brother so no point getting in a tiz about his mistake. That's what brother and sisters are for.

It takes all sorts. If I poured a floor for a family member and messed it up to the tune of 2500 then I wouldn't be able to show my face unless I paid for it 100%!

Well the news is a bit better today! Two of our bedrooms and our sitting room floors are ok according to our carpenter. He has them sorted with some self level and they'll have wooden floors so thats not as big a deal apparently. We're going to put the screed in the kitchen , utility room, back porch, main bedroom, hall, ensuite and dressing room. Also because the hall and kitchen are separated by the sitting room the kitchen won't need as much so I think we'll get away a bit lighter on the money side. Thanks to everyone, its great to get a few perspectives on a problem. Jab you have been such a help, if only I asked you 6 months ago things would be much different!

not a problem celine, good luck with it...and any other questions through the build just ask..

Just to let you know we got the company in to pour the self levelling screed and they did a fantastic job I couldn't be happier. We now have the tiler in and the tiles are going down so well. The floors worked out at 1800 in the end, I think it was a combination of cutting out bits that were ok and your man feelin a bit sorry for us!! Anyway many thanks for the advice and encouragement.
