Ulster bank want to return title deeds pack.

The annual fee Kefron quoted me is €85

I got first phone call on Thursday morning - they rang me but then asked for my husband - after they explained why they needed to talk to him , I told them my name was also on the mortgage they could speak to me on this matter- they said no , I said please check - I was put on hold then they came back said yes we can speak to you ...so confirmed address and they said the title deeds will be sent by registered post

Phone call # 2 was Thursday afternoon - the same person, again asked to speak to my husband I responded you were speaking to me earlier and you have all you need you told me deeds would follow in post- I was put on hold- they returned after couple of minutes - yes you are correct - we have all we need

Phone call # 3 was Friday morning - again was asked to speak with my husband- same scenario as #2 above

After that admin fiasco no way would I trust them to keep the deeds......
 
Kefron are an Irish IT and Business Process Outsourcing company specialising in document storage and digitisation. In fairness, they don't have a bad reputation. My concern would be that once Ulster is finally wound down, that Keforn contract will be managed from the UK by Nat West and will be a pure cost and not generating any revenue for Nat West. Hence, at some stage, either when that contract expires or when some cost cutter in Nat West has a brainwave, that contract won't be renewed and then Kefron will be either transferring everything to another company or will be sending it all back. Better in my view to have key documents like this safe and local with your solicitor. Also if there is ever a need for probate or if you end up selling, far easier to get the paperwork sorted that way
 

From below once you have a Folio number 'Property Deeds' generally (I use this word on purpose because everybody else seems to use it to cover themselves) are not needed. I'm not a legal expert.

"When a title is accepted for registration in the Land Registry the original title documents are retained and permanently filed. A folio is opened in respect of the property and generally it is not necessary to refer to the original title documents again. A certified copy of this folio can be obtained with or without a copy of the map outlining the property.

The title shown on the folio is guaranteed by the State which is bound to indemnify any person who suffers loss through a mistake made by the Land Registry. A purchaser can, therefore, accept the folio as evidence of title without having to read the relevant deeds."

They are valuable documents.

I agree they are valuable documents but worst case scenario and they are lost, destroyed etc. a house sale should still go through once you have a valid Folio number. Maybe I'm naive.
 
You are being naive, sorry.

Property conveyances are tough, slow and costly processes at the best of times without creating a further rod for your own back, not to mention your pocket.
