Ukranian lodger under ARP - giving lots of excuses not to leave

I'll swan off now and never let another guest onto my property again
Can you let us know how you started in this scheme and your initial experience of it please.

I’d just like to point out that in his youth my husband rented a room from Irish landladies and it worked out very nicely, I think he was in 3 different houses. Also one of my brothers did it in Dublin, he preferred to stay somewhere Mon-Fri for work, no bills, two different houses where he had an en suite and landlady was a female house owner, basically they never saw each other. Last weekend I found out an in law is letting a room to a student etc. I myself lived in digs for a time. In those cases there were no problems.

Ahh that's interesting, it wouldn't let me do that. Maybe it's because I'm new and it thinks I'm spamming?
There's another Irish times article that was more relevant to my situation - hosting in a self contained unit (Fiona Dunne) but I can't post that one either. Although the Ukrainian lady there seemed pleasant and less entitled than my parasite. (I know, low blow but I feel aggrieved with how I was treated!)

Yes T4 new users have restrictions. I’ll find the other article and put it up. Many of us on here are landlords, others in rent a room, we like to hear from others, what is it that agrieves you ? Did you pick the person yourself ?

Going back to the original topic,
I did find the article in the Irish times today interesting (can't post the link, sorry!)

We have dipped our toe into this, had somebody Monday to Thursday last week, may as well try make more money since the threshold has gone up for the rent a room.
My brother would normally drive up to Dublin Monday morning and go straight to work, ate his main meal at lunchtime, worked late or went to the gym etc. Told me he never used the kitchen, he took his bag with him Friday morning to work. Literally only slept there 4 nights. I went with him once to see the set up as I’d arrived into Dublin. Place was spotless, you’d hardly think anyone was living there it was that tidy. Regular estate house 3 bed.

I think the ideal with rent a room is a separate granny flat, or a bedroom with en suite, or their own bathroom, I’d also give them their own sitting room if space allows. But some people never use them nowadays. One of my grandmothers had a very room with hob/kettle, she used to rent it to men in the 50’s. Like a studio. Our first house we had lodgers.

Her behaviour towards me, my family and our property. I think I should have documented what I expected of her but I was so afraid that would constitute a rental agreement, that I effectively just waited until something impacted me to deal with it. Which was too late.

Yes, I did select her and believed everything she told me. Maybe I was naive.

Getting paid automatically by the dsp and no red tape from RTB were bonuses but definitely not worth the effort at the end. She effectively decided it was her place and she would do whatever she liked with it. The lack of legal support when the relationship broke down was another down side. If it wasn't for the advice on here, I would have probably just waited until she left of her own accord which probably wouldn't have been until the botp visa ran out in March 2028. She did offer me money so clearly money wasn't a problem for her.

My friends do student programs - language ones - and they get on great. If I absolutely had to make money from my property, this is the only one I would ever consider again.

Similar to the person we have, they are working in Dunshaughlin for the next 3 months, but they are living in Cavan so us being in Navan is the happy medium, they have a subsidised canteen in work so they're getting fed there.

They are only going to be averaging about 3 nights per week so only charging per night instead of a flat amount, probably doing myself out of money here but it's just an experiment to see whether or not something that we would like to continue on with.

Sorry if this is off topic and I will start a new thread if needed, but is there any way of finding out if your ex-tenant was sub- letting to Ukrainians under the ARP scheme without your consent?
I rang the DSP today but the would tell me nothing, they just gave me the email ARP@welfare.ie and said they would know.

I imagine not as arp is issued to a person's pps number but it's worth a shot. Write to them and ask them if your address was used to received the accommodation recognition payment. Just a straight yes or no and they might be able to do that.
Thing is, even if they say yes, what can you do about it now? Or are you in a dispute?

@t4yt0_old yes I have a tribunal coming up and although I can do nothing about it now I would like to bring it up anyway to show them how she was making money from the place ( along with renting out the sitting room). They will likely dismiss it as irrelevant but it's worth a shot.

Usefulrancher you rented out a house as a landlord to a tenant ? And you believe that tenant then rented out rooms under ARP, one of which was the sitting room?

Who is taking the RTB case? Is it the tenant against you? On what grounds?

The more you can show your tenant breached her tenancy the better for you. How did you dus over the subletting?
