Transferring Tracker Neg Equity to investment property

Our current home is in NE and we are looking to sell it.
We have 100K in cash savings but dont want to touch it unless we are building our home. see below.
We also have an investment property(land) that we would like to build on and make our home.
We are with PTSB.
Going to ask them if we sell our home which is on a tracker would they transfer the NE portion of the loan remaining to our Investment property.
On current valuations it would put us at 60% LTV on that site. (if it were finished! - we have planning)
We would then save for another year or two and build the house mostly from cash savings.
Any anecdotal evidence something like this would be a runner ?
