This one (actually 5 beds with 2 upstairs) in Stillorgan was on the market for 750k and sold for 825k per the property price register, it was sold in a few days - [broken link removed].
Attractive house but big money for 105m2 of habitable space and still expensive if you include the attic which is out of regs. 1600sq feet for 825k = 515 per sq foot on an average road.
The luas is a major draw to the area for me. If Dundrum is difficult to get on at 8am then Windy Arbour must impossible. I will have to do a few test runs between 7.30 and 8.30 on weekday mornings to see for myself.

Any news from anyone on the trial luas runs in the morning?Yes, do a trial. Regular weekday with schools on. I've heard of people travelling back to the Sandyford terminus from Dundrum to get on a Luas into town.

Semi-detached over 1m in Dublin 14, that will be on the market for quite a while, about 800k would be more realistic in my view.
Phase 2 is early March I believe. One house left in phase 1 but 895k as its south facing
