Tenant moved out

Could someone tell me where I stand. I had someone rent a room off me on a monthly basis. There was no lease in place, but we had both verbally agreed to give a months notice. There was also no deposit given (As I knew them), they have just moved out without any notice. There is no rent due, but could I pursue them for the months rent as we agreed, or do I have any comeback under law?

Yes I know I should have taken a deposit!!

I think you are wasting your time even considering pursuing them. Legally its propably something for the small claims court but there is a 90 euro fee or so for that. Do you really want to bother going down a legal route for the sake of a months rent? Not worth the time or hassle, and you would not have a leg to stand on anyway IMHO.

I think you should just move on. Don't cause agro with a tenant that is living in a house you own, even if he is in the wrong. He may start messing around with your property. Also even if he did give you notice you wouldn't be really able to find a replacement while he is still there, I'm sure you'd find it difficult to show his room while he is still living there.

Golden rule -- do not do business with friends. Never do favours when there is a chance it could end up costing you and finally unless you are having a pleasurable sexual relationship it is really another business transaction, and business is business.

Learn by your mistakes and get on with it.
