Hello
I have a situation with a tenant that took a short term let, didn't pay the rent, gave me a fake PPS number and promptly disappeared.
I have their correct name and parents address.
I have their mobile although its no longer active/answered.
If I can get their correct PPS number then I can have this tenancy registered with the PRTB and then start legal action for a Judgement etc,but without the PPS number I am out of luck, anyone?

Thanks

Did you not seek a reference from this person when you first let to them?? He/she could be anywhere now maybe emigrated or moved to another town, withour a pps number you will find it very difficult to recouperate your loss.

Why not send a polite letter addressed to him to his parents house outlining the money you are owed. Chances are his mother will open it and pay up.

Could you talk to them in the PRTB all the same, it might be a possibility that they are using their name and false pps no on several landlords. If others have made a complaint about the same person perhaps there is something that can be done.
No harm in addressing a letter to them at their parents house. No guarantee of a response though.
Try getting a phone number for the parents house as you have the surname and address and ring looking for them and perhaps you might find out where they work or otherwise.

Sounds like you had an house guest and not a tenant. Move on.

Next time hand out the keys only after you have a deposit, first month's rent and a signed copy of the PRTB form. A lease would be nice too - but I find those three items will be enough to keep out 95% of bad renters.

If you go slack on any of these items then the tenant is thinking...im on a winner here , good luck sucker.
