Tax relief on extension to rental house

Hi,
If a landlord spends their own money (not borrowed) on extending a rental property how does he treat this spend tax wise, is the relief 12.5% of spend for 8 years, like capital allowances?

It will count against your capital gains bill when you sell the house. Not allowed as wear and tear generally (only for the replacable items like carpets, furniture etc)
 
Is the rental property residential or commercial. Some commercial properties have special capital allowance schemes such as nursing homes.

I presume your property is residential in which case Galwayboy has already answered.
