I have our family home in my name along with the mortgage. Herself has her house in her name along with the mortgage. She rents her house for cash off the books and is trying to sell it (he laughs to himself).
I want to put her on the title of my house for a few reasons. Does anyone know what tax nasties might rise up from this?

Loads of tax nasties will arise - starting with your decleration that herself "rents the house for cash off the books".

Simple solution you need to get married!!!!!

If you mean that she isn't declaring this income then it's tax evasion.

You should be more concerned about regularising her tax affairs before worrying about "tax nasties" on gifting half the house to her. Has she paid the NPPR charge and registered with the private residential tenancies board?

Your bank may also have something to say about her owning half the house, but not being on the mortgage.

You could be liable to capital gains tax (although the CGT can be offset against CAT on the same transaction).

I rang the CAT people. When it's all done, she would be left with a tax CAT bill of €1600.
Not the end of the world.
She has paid the Social charge. No NPPR being paid.
Bank is fine with the addition of herself.

The CAT man did say getting married gets us off the hook.
That is on the cards for next year.
