Tax deductions on house designing, planning applications etc.

Dear all,

I've been applying for planning permission for nearly 4 years now and I have spent circa E10,000. These costs have been incurred on the normal design process, engineers fees, architect fees, percolations tests, Co. Co. application fees etc.etc.
I have searched the Revenue site to see if any of these costs are tax deductible, to no avail.
I would appreciate any advice on this as I would like to get my claim in before this budget as it appears most tax deductible items will be slashed or cancelled altogether.

These costs are not tax deductible against income.

However, it is possible that some of them may be offset in the futeure against capital gains tax when the property is disposed of - although if your are building your principal private residence, any gain would not be taxable, in any case.
