Switching advice needed

Firstly I find this forum very useful and have been a long term reader

Advice needed:

I’m looking to switch from Haven to either BofI or to Ulster Bank
I need to borrow €200,000 and I’m interested in a 2year fixed rate in case I want to move house in the next few years
My LTV is currently 50%
From the online calculator it looks like going with BofI is the best option when I include the 2% cash back offer

Seperately I’m trying to push the BofI broker to give me a reduced rate of 2.8% as I told them in also interested in the UB 2.3% offer

What do you think is my best option here?

€200k @2% = €4,000 compared to the €1,500 from Ulster Bank.

Ulster Bank is 0.7% cheaper though or €1,400 each year. I don't think it's close. Fix for two years with Ulster Bank.
