Guys,

Anyone know what the standard documents a solicitor may request from a vendor if there has been say an extension to a property completed under the proper planning permissions.

Would an architect have to say that the extension is within the planning permission granted before the sale could be completed?

Would a structural survey suffice just to say the extension is safe&sound.

Maybe both?

And would both reports need to reference the original planning numbers?

Its always
(a) the actual planning permission and
(b) a professional's certificate of compliance with the actual planning permission and Building Regs ( if applicable).

Under the terms of the Sale Contract, the vendor warrants that all planning issues are in order - unless varied by the terms of the Contract.
