it is based the higher amount of either:-
25% of sales value (less VAT) or site cost
a) The base cost is:-
€625k less VAT at 13.5% is €550,608
by 25% is €137,665
This falls into the 3% stamp duty bracket
Therefore €4,130
b) €175,000 which is also in 3% bracket, then €5,250
In this case it is €5,250
If your site cost included VAT, then it would be €154,185 at 3% being €4,625
(I am not certain that the VAT on your site will be reduced for VAT when they are computing their stamp duty)
Either way it is a
relatively small amount for a house of that value
