Hi all, i Have a CAM mortgage with Ulster Bank. This originally involved opending two accounts. The mortgage account and the offsetting account. Ulster Bank have not taken mortgage paymentsfor some time ,leaving a substantial balance outstanding with only eight years left on the mortgage. I would like to employ a financial accountant to look at my mortgage statements. And look for irregularities Can anyone help me please? Thanks so much.

Do you expect irregularities?

It's an expensive fishing exercise.

And if you have not been making repayments

Most accountants wouldn't know where to start. You need a specialist.

I used to recommend [broken link removed] but they may have moved up to very large corporates now.

Bankcheck is based in Belfast but does most of its business in the Republic

Thank you Brendan, yes most certainly there are irregularities.and when I asked for the original terms and conditions I was told they were lost…lucky I finally found mine ,Ulster bank extremely diff to deal with, but again than yo so much

Has the amount of the repayments that they have not taken built up in the linked account or was it never there for the payments to go through? Or did they payments not come from the offset account at all but some other account?

Why haven't they taken payments, are they issuing letters? Is it because of some technical problem that the direct debit didn't go through?

It's a strange one! Just trying to understand what has gone wrong. Re the UB staff there are not too many there that truly understand the CAM product, previous FA mortgage staff are the best bet.

Can you expand on the issues you believe have occurred on the mortgage and some may be able to share their experience or knowledge.

I had huge difficulty dealing with UB , I have a tracker with them and I had the Ufirst account , when KBC introduced free banking ( now in the middle of switching to EBS) we switched current accounts. Tried for years to close the Ufirst as it was racking up an overdraft due to bank fees . UB insisted that if the account was closed they would move morgage to non tracker as per T&C of the mortgage- I asked them to point out the clause on the T&Cs as we have a copy and they couldn't. Went to ombudsman and was successful in closing the account and they gave me couple hundred euro for the hours spent trying to close it ( intially offered €50) ..probably could have held out for more but happy to draw a line under it and move on. Unbelivabley bad service & bare faced lies so I would recommend investigating if your instinct it saying you should ...
