Solicitor's fees when only borrowing to build an extension

i know when you are buying there are is a lot of stuff between sellers and buyers solicators etc.

but we are building an extension, the house will be in my fiancees name and we have applied for a mortgage for the building, what involvment will a solicator have in the whole deal ???

It depends on who your mortgage is with; some lenders require the deeds to be stamped for any level of top up which requires the involvement of a solicitor, others don't (to differing levels) which means no legal costs are involved. Also if you are changing the ownership of the house (i.e. you are going on the mortgage and/or the title) legal work will be required.

The changing of ownership is happening but is being dealt with in a seperate way. as in nothing to do with me !!!

the lender is perm tsb, we have got all papers to sign and filled in direct debit mandate so i hope it goes all well from here, the underwriter is signing it off on monday ????
