Solicitors fees on Dev Site

What sort of fees would you incur on a site of value of several million.
I know that you can get flat rates for resedentila conveyincing these days but with a site of such value that is non resedential would the norm be a % similar ( or less ) to EA fees?

Solicitors always get paid less than auctioneers. A pecentage would be the norm with commercial but it would depend very much on the property, whether it is being sold by auction, tender or private treaty and also on the purchaser. Pick a solicitor well recommended and negotiate.
 
Negotiate based on what though, what would be considered competitive fee on a purchase of site in dublin value several mil. Non res.

It's impossible to say what would be a good fee and you will find it hard to pin any solicitor down to a quote until they know all the facts, you will need to meet with the solicitor, perhaps even 2 or 3 different ones. If you have employed an auctioneer who specializes in this sort of thing they will know the solicitors who sell dev land regularly. There are a lot of ways to save money when selling dev land and a solicitor who knows what they are doing can often earn their fee by saving you money in other ways. Talk to a couple about your particular situation, see what they are offering, then decide what is good value.
 
sorry I just noticed that you are interested in buying dev land, same senario applies, talk to a few solicitors
