Looking at 1) selling PDH, 2) selling investment property to 3) finance a more expensive PDH.

I've contacted solicitor that I've used for bits and pieces over the year and they have quoted me a set figure for 1) & 2) however a % of purchase price figure with respect of 3).
Would this be the norm?.. I. E. Why not provide a set figure for all 3 transactions?

Because the 3rd transaction cannot take place until the first two are fulfilled, and they may be wary of quoting a fixed price now for work to be done at an unspecified date in the future, at a time of rampant inflation?

Otherwise, ask them.

Also the fact that for new PDH, they may be reluctant to commit until the know what the exact requirements are, if for example, there was some issue on the purchase of the property that required a more involved commitment from them
