Hi,

As some of you might know I served notice in October to my tenants, eviction date is 30 May 2026

I received the letter from RTB confirming this notice.

Is their anything I should be doing now to ensure all goes smoothly?

The only thing my solicitor advised was to get EA to give valuation early next year to show that I intend to sell
And setup inspection date in May 2026?

There's no guarantee of things going smoothly; but keep in touch with your tenant, don't miss out on inspections.

I'd do one in say early April & then again mid May (be sure & give advance notice) and jump on any late or missing rent straight away.

You might consider telling your tenants that if they find alternative accomodation you are happy for them to move with minimal notice any time before eviction date. It could encourage them to go sooner rather than later.

Get any repairs or maintainence that will increase sale price done while still rented so you get tax relief.
Thats a good idea...
Dont think their is too much tho, and dont want too inconvenience tenants much more...

I know it depends on tenants, have been great up to now and even all the conversations we have had so far have all been OK..
They pay rent via HAP.. so thats something..
