Selling house - use Estate Agent or sell myself?

We are putting our house on the market in the next couple of weeks and just wondered if anyone has had experience of marketing a property for sale themselves or would you say dealing through an agent you're more likely to achieve a better price or quicker sale? Also, if we do go with an estate agent, do you think there is much negotiating room on fees in this slow market. All agents I've talked to have quoted 1.25% fee plus anything from €350 to €650 up front for advertising. As we are already down a bit on the valuation I'd like to save a bit on fees etc if possible.

any advice appreciated,
Maz

I think www.daft.ie is the best site for selling privately as it gets exponentially more traffic. They allow private sellers to advertise and I think it costs a couple of hundred euro.

Lots of discussion already on this topic.
I have already done so with success and found it a very easy process.
Personally, I think it depends on your personality and experience, - if you are used to negotiating/haggling and are fairly shrewd, there is no reason not to, - if not, an estate agent adds some value.

Some previous discussions which should be useful:

P.S. I'm all in favour of those sites for selling privately, but I think few have traction yet unfortunately.

Although times are bad, I don't think you should sell yourself,

- You'll regret it in the morning !! :)
