As a seller, what is best way to expedite sale of house from the point at which you indicate to your EA that you will accept a bid? It seems that in this buyer's market there are many sales falling through between successful bid and contract signing. Is it possible to tie a successful bidder to a time frame for signing contracts (eg. 4 weeks from date of acceptance of bid)? Is there any recommended course of action other than sit and hope?

If you can sell the house yourself some buyers prefer to deal directly with the owner
Put an add in daft with plenty of images maybe a sign outside set viewing at your convience if you get a good offer have them pay a deposit with your solicitor.

I sold my house earlier this year with no problems will never use an EA again

If you do use an EA avoid giving his your lowest accepible bid the EA I used coincidently came back with that bid I end up selling for alot more..
you will be asked to sign a form giving sole rights for the sale this gives EA full control over a sale in my opinion you should consider this option.
