Seller's Fees

Hi, I am just doing some budgeting on a potential site for development of a house for resale.

One figure I was unsure of was what the typical sellers (estate agents) fee is. I assume it is a percentage of the sell price, but do what is typical rate and has it been found to be negotiable?

Are you buying or selling? If you are buying you do not need to budget for the estate agents fees since it is paid by the seller. Otherwise generally estate agents fees can range anything up to 3%, although they are negotiable.

Yes, its the selling costs I am looking at. 3% seems steep. Nice work if you can get it!!

In Cork the norm 1-2% with an average of 1.5%

....anything up to 3%, although they are negotiable.

3% is steep, its the higher end of the scale. You should be able to get it in below this. As Vanilla said, they are negotiable. Make a few calls and you should manage 2% or (slightly) lower.
