Self assessment 2011-2016 for rental income

hi there,

I'm resident in Australia, but have a rental property in Ireland. I have recently become aware I need to lodge a return in Ireland for the rental income and offsets. I was hoping for some advice, tips etc on how hard this would be if I want to lodge myself and not engage an accountant? I've no other income to declare for those years, and end up with a net investment loss year on year.

Any feedback gratefully appreciated.

Everybody with non-PAYE income should be submitting tax returns.

First, you should register with Revenue so you can submit online.

You should be submitting Form 11, as the simpler Form 12 is for people with PAYE income.

Probably no need for an accountant, unless your case is complex.

Bear in mind that to calculate net rental profit, mortgage interest is deducted from the rent, not the mortgage repayment.
 
Thank you. I've read form 12 can be completed if the net income less allowable expenses doesn't exceed EUR3,000. Mine is below this threshold, so does this mean a form 12 will suffice?
