Same house on other side of road has a different value for LPT?

I was looking at the Revenue.ie site for getting an idea of what Property Tax I'll be paying. I noticed that on their map, the road I live on is split. I think it's down to Electoral Area boundaries but it means that a house 15 or 20 doors up is paying €90 and I'm looking at €200+.

Not sure if you can appeal something like that? Seems crazy that houses on the same road aren't all paying the same rates.
 
This is going to fun, I can't imagine many will be valuing their homes accurately and there will be an awful lot of Joe Duffy calls on this.
 
I was just using the valuation tool on their website. I know house prices can differ widely but looking at property price register etc houses further up my road are no cheaper than lower down but they're in a different colour shade and a lower tax rate. I suppose you don't have to use their system but just thought it was strange.
 
Well if the street was somehow split between local authorities, then the property tax charged could be different as councils can vary the rates but only by 15%.

Edit - this is the Small Areas interactive map.
It's at a lower level than Electoral area boundaries, I can see my area and I know they all vote in the same school.
Maybe it's the particular polling desk you go into within your polling booth, each area has only 50-200 properties in it.

Work out your best estimate of your property’s value on 1 November and go with it.

In fairness to Revenue, the pop-up message when one visits their interactive map couldn't be clearer!

"You are responsible for determining your property’s market value and this tool is a guide only. The average valuation band indicated on this tool for your area may not reflect your property’s value.
You should consider the specifics of your own property in comparison to other properties in your area. Your property may have unique features that you should take into account."
 
They’d almost be better served getting rid of those maps and tools etc.

They simply confuse things.

“You need to self-assess the value of your property on 1 November 2021. Any undervaluation may give rise to interest and penalties.”

End of story.
 
Agree 100% with Gordon.

In my case, they were way off with the valuations, as anyone who checks the property price register can see.
 
I am on border of bands but last price register and valuation tool keep me in lower band. No house for sale in estate at the moment so no sales on register before November.

Exactly! Nail on head, there, Gordon. It's a self-assessment tax, it's YOUR job to make an assessment. YOU know far better than Revenue what the value of your house is. And like all self-assessment taxes, if you underestimate it, you MAY be caught out later. Statistically, you probably won't, almost certainly so for small amounts, but you never know.
 
Maybe I'm just lucky but the house next door (other half of my semi-d) sold recently and has just gone on Property Price Reg. sitting comfortably into the middle of the band I expected
 
no logic to that map on the revenue website. Neighbours house 2 doors up( same street, electoral district, county etc etc) is in the higher band. Frankly it's like a kid coloured in the map in my town

It is entirely based on logic
The map areas are based on small areas, these are groupings of occupied households based on the census of approx 100 households. They are used every day for any number of reasons within the country by the public and private sector, There can be more than one small area in an estate or on a road. the boundaries have to be set somewhere. Yours is obviously between you and your neighbour.

The colouring of the map is based on the average prices taken from the property price register. I'm not sure what period it uses but the valuation for my area matches pretty accurately in my case but many of the properties are similar size and type.

That is simply all it is doing, it is not complicated, it is not assigning a value. It is based on the area rather than the type of house and if you want to see the types of property and prices in your area that have sold, look up the detail on the register yourself and decide on your band.

The houses 2 doors up that are valued at a higher rate, are identical to mine and one of them in the more expensive band sold 2 years ago for 70k less then one in the cheaper band did last year, based on the register itself. It may be based on logic but it is failed logic.

I disagree. Many people aspire to being able to sell their house for a higher price. I live on a road full of Chelsea tractors where the inhabitants like to think that their houses are worth considerably more. They would love to be able to tell people that their Property Tax is in excess of €2k. "Isn't it just awful.....ours is over €2k"

One house has sold on our street in about 20 years.....it was on the market for a long time before being sold. It did sell for a good price in the end but one sale should not be the benchmark for all properties on the road.
 
The valuation bands cover an amount of € 87,500

If you put your property value in the wrong band, I don't think there will be much problem if you get it wrong by one band below or one band abouve

Now you have a range of € 262,500 to play with - I think most home-owners could get it right give or take +/- € 100,000

So an awful lot of meaningless discussion going on here and elsewhere

Have any houses sold in the general area?

Because you can work out a value based on a square foot basis.

That's interesting. There are some older houses on our road on bigger plots than more modern houses built on the road. None of the modern houses have exchanged hands, so nothing to go on. The older houses have more potential for future extensions etc.

Just because a house might be more modern in style etc. does not make it more valuable.
