Exactly! Nail on head, there, Gordon. It's a self-assessment tax, it's YOUR job to make an assessment. YOU know far better than Revenue what the value of your house is. And like all self-assessment taxes, if you underestimate it, you MAY be caught out later. Statistically, you probably won't, almost certainly so for small amounts, but you never know.The whole narrative around this is gas.

no logic to that map on the revenue website. Neighbours house 2 doors up( same street, electoral district, county etc etc) is in the higher band. Frankly it's like a kid coloured in the map in my town
It is entirely based on logic
The map areas are based on small areas, these are groupings of occupied households based on the census of approx 100 households. They are used every day for any number of reasons within the country by the public and private sector, There can be more than one small area in an estate or on a road. the boundaries have to be set somewhere. Yours is obviously between you and your neighbour.
The colouring of the map is based on the average prices taken from the property price register. I'm not sure what period it uses but the valuation for my area matches pretty accurately in my case but many of the properties are similar size and type.
That is simply all it is doing, it is not complicated, it is not assigning a value. It is based on the area rather than the type of house and if you want to see the types of property and prices in your area that have sold, look up the detail on the register yourself and decide on your band.
I disagree. Many people aspire to being able to sell their house for a higher price. I live on a road full of Chelsea tractors where the inhabitants like to think that their houses are worth considerably more. One house has sold on our street in about 20 years.....it was on the market for a long time before being sold. It did sell for a good price in the end but one sale should not be the benchmark for all properties on the road.
That's interesting. There are some older houses on our road on bigger plots than more modern houses built on the road. None of the modern houses have exchanged hands, so nothing to go on. The older houses have more potential for future extensions etc.Because you can work out a value based on a square foot basis.
