Sale of investment property

Thinking of selling an investment property to fund a house build.

Currently rented - tenants in house for 2 years

What would be the best way of advertising this type of sale - not looking for a quick sale,would hope to sell within 12 to 18 mths.

Talk to the auctioneer for an idea as to what market you should be aiming for. If it's investors it can be marketed with sitting tenants. But if it's for owner occupiers presume better not to mention tenants, and might be necessary either to wait until end tenancy or give notice to tenants.

You might be lucky to sell withion 12 to 18 months.

Personally I wouldn't use an auctioneer but advertise on one of the websites - my home.ie etc. (I've no interest in the company). Either that or agree a fee with the auctioneer to include advertising etc. But if you are in no hurry try to sell it yourself.

Unfortunately myhome.ie don't allow personal sales - or at least they didn't when I looked into it about 18 months ago, they deal only with EA's.

Daft do however allow personal sales so might be worth a try.
