My daughter has sold her house where she has lived for the past 8 years. Her solicitor has advised her to get an accountant to make a Capital Gains Return to Revenue and says there is no tax due as it is her primary private residence. Is there some Revenue form she could fill in herself or is it necessary to get an accountant.

Sounds very strange.

It is definitely not necessary unless there is some complication? For example, that it was let for part of the time?

What would an accountant do that she can't do?

Did she own it for more than those 8 years?
If so then was it rented out for some period of time?

Yes, but did she own it for more than 8 years and have a different PPR for some period of the ownership?

The form she needs is the CG1. The one for disposals made in 2026 will not be available until January next year, and she should file before the end of October 2027. It is straightforward to fill out and definitely does not need an accountant. There’s some helpful information here: https://www.askaboutmoney.com/threa...sidence-cg1-form-claiming-full-relief.241160/
Very helpful that link and your own and others experiences.

The solicitor for Feemar is correct, to claim the PPR relief from CGT you are supposed to file a return. Clearly most people don’t.

That revenue update is dated Sept 2025, so maybe revenue are being more strict on the rule that you must file a return.

This accountant says you should file the return, and keep proof of residence. ( I suppose utility bills or official documents being posted to you at your home).
