RTB registration fee

Not quite sure what to pay.

Have a 3 bedroom terraced house. It is let to 3 students. Two share a room and pay € 520 a month.under one agreement.

The other tenant pays € 400 a month under a separate agreement.

Is it just the €90 is payable.

I would treat that as a single, joint tenancy.

So, one RTB registration fee.

Does the €90 cover 12 months and I pay a further €90 in 12 months time ?

No, you only have to re-register a tenancy every 4 years.

The way I look at it, the house, as a whole, is subject to a joint tenancy. If any one of your current tenants changes (or you rent out the third bedroom to somebody else) then that creates a new (joint) tenancy.

I've no idea whether the RTB would agree with that view but I would be stunned if they criticised you for proceeding on that basis.
