Roofer or leak detector!

we have a leak in a new build, many options have been looked into but still cannot find the problem. Can anyone recommend a roofer or someone that can detect leaks - South Dublin/North Wexford area?

@dillsquatt - if there is nothing of help from the builder, and the house is less than 5 years old, then try HomeBond ( just don't expect anything useful from them ) , but such might encourage the builder to investigate a bit more. Your builder should be driving things - not you and I know it's easy to think that, especially when the builder has less than zero interest - but document everything to date - every interaction with the builder and keep a record of it.

What is the extent of the leak - it is water ingress into an attic space / flat root / velux window ?
 
thanks, that is good advice. there is duplex with a balcony above us - 3 bed above us, we are 2 bed duplex below. The ceiling under the balcony (us) has many water stains but in particular a large one which drips onto floor in the recent bad rain. They have sealed the balcony but it has made no difference. Really frustrated with it., we are constantly after them but we are the least of their priorities. We will document everything as you said and take it from there. Yes its less than 5 years old, 2 be exact!
 
@dillsquatt - It must be very frustrating, just try to keep on the builders case as the issue rests with them to resolve it. The thing with water is that it could be coming from a different area from where seems the obvious place.
Might be just a trial & error initially to try different places and / or , water could be pooling somewhere first and then after a certain amount, it overflows and leaks into your area.

If there are known possible origins of the water put different food dyes into those areas and see what colour comes through.

If it gets worse after rain, then that probably narrow downs the locations.

It could be a faulty joining link in a rainwater pipe.
 
Balconys are common causes of water ingess. What way is the balcony affixed to the building ? If it's with a steel beam, it could be that they have not sealed properly around the steel beam where it enters the building facade. Are you aware of any other similar units below a balcony with similar problems?

It absolutely should be on the builder to rectify this. I doubt you need a roofer to look at this.

If you are paying a managemnt fee, there is a management agent/OMC..You should engage them. Anything above your ceiling is a common area, and falls within the scope of the OMC.
 
Are there insulaton boards fixed to your ceiling ?

If there are, these might need to be removed to expose the, presumably concrete, layer between the balcony and your ceiling.

Water can spread across insulaton boards and only penetrate through at a joint.

With the concrete directly visible it should be more obvious where the leak is origionating.
 
thanks for all the messages Yes the builder is still building. We are finally getting somewhere cos with all the rain it has got worse and they are finally taking us seriously. It looks like the ceiling is coming down as they need to investigate the layers in between as poster above has said. I hope it is resolved this week as we are constantly emptying saucepans. Someone coming out to us today so fingers crossed.
