Hi,

I have received a quote of €10,000 (labour only) to roof a standard shape 2,500 sq ft story and half dormer bungalow and seperate garage.

Does this seem reasonable? I am trying to establish the time involved and whether this is value for money. That said i am familiar with the quality of work of the individual and it is up to scratch.

Secondly, in relation 1st fix. I am using insulated slabs on internal walls, is it normal that these would be quoted x amount per slab to fit or a total price for the job? What rates have people been charged to fit these and ceiling slabs, window boards and door (frames?) etc?

Thanks.

1. If this is for timber only - too much. Quoted myself 2,500 sq ft dormer (incl. 5 dormers, 50 p shape sunroom and 3 hips maried) and 800 sq ft hip garage 6k for all 1st fix incl door frames and windowboards.

2. get the plasterers to do the slabs - cheaper and beter quality (they'll have to skim themselves :) )

3. pay last lump plasterers after your painter is happy with the quality.

General rule of thumb: pay the tradesman last money, when the tradesman after him is happy with the quality.
Bricky gets payed, when 1st fix chippy is happy, 1st. fix chippy is payed, when roof tiler and plasterer are happy, plasterer is payed, when painter is happy. No fighting, no fingerpointing, no giving out :):):) All happy, and the job is right.

I got my roof done (timber work only) for €8k, this is for a 2400sq ft dormer with 4 velux windows, 2 bay windows and a step out at the front door and the kitchen, the garage was a standard shape size enough for 2 cars length and 1 car with plenty of space width. The internal timber work as done seperatly, got a friend to do a nixer. The plasterer done the slabs on the internal walls and ceilings. Agree with aulita re the painter....my husband is a painter and always gives out about plasterers!
