Replacing a washing machine

I can't find a definitive answer to this anywhere. I have to replace a washing machine for my tenants. :(

Is this deemed to be a repair? Is the full cost or part of the cost of this allowable as an expense?
 
I think it depends on the age of the washing machine, you will need to take depreciation into account e.g if it is 10 yrs old and you are replacing it at a cost of 400 euros you cannot write off the full amount. This is based on a similar conversation I had regarding an item tenants had broken and I had to replace with the IPOA. ( Irish Property Owners Association)

I can't understand this tbh. Are you saying I'd be better off to repair the old one? (I assume I can claim for the full cost of repair?) The way I see it.....I'm spending €400 to restore the house to the condition it was in(albeit with a better machine) it was in before the machine broke .

While I'm on the subject, what is the story if I replace the windows? How much is allowable in this instance?
