renting existing house

I am moving from the town to a country area & intend renting out my original townhouse rather than sell same.
What exactly happens re the income I get from renting same should we do it in a proper & above board manner?
Can tax liability be offset by maintenance like paint, carpets, even new doors & windows?
Is there links to this issue already on AAM forum?
