Rental income - form 11 or form 12

I am a Paye earner and always completed form 12 to pay tax on rental income however this year revenue want me to use the form 11 and register for income tax. My understanding is if the gross rental income is less than 30k then the form 12 is to be submitted when paye.

Im now totally confused because when I try to register for ROS to complete the form 11 online I cannot register for ROS as I am paye. I would much prefer to use the paye online to complete my tax for (rental inome and med expenses). Any advice much appreciated
 
If your taxable rental income is more than €5K then you have to use Form 11

The €30K limit is different and relates to losses forward and capital allowances and similar items. It has nothing to do with the rent that you actually received
 
You need to register for a ROS account first. When you get that you will need to register for tax. Given that revenue have informed you about this already there is a chance that you are registered already. First step here.
 
Is it not if your net renatl income after deduction of all expenses is less than 5k you complete the form 11. If over 5k you register for income tax and complete form 12?

Other way around
If net rental income > €5K then Form 11
If net rental income < €5K then Form 12 but if you have a lot of Capital Allowances or Losses Forward then you could still be liable for Form 11
