It seems that 6% to 10% (ex Vat) is the going rate for letting agents. Is it worth the money?

Yes, to avoid you being the one getting calls about issues with the property.

Plus it’s tax deductible, so 10% is really 5%.

I would opt for a smaller specialist outfit.
 
I think it depends on why you have the property (to make a return now, or to build a pension pot through capital appreciation), what condition the property is in (newer may have less issues) and how good you are with arranging people to fix things. When rental yields often aren’t hugely more than 5%, it can eat up most of your profit...

No one is going to be as particular as yourself when it comes to both selecting tenants and maintaining your property.

Hi -looking to let out a house in south Dublin area - any letting agent recommendations ?
 
Is it normal to give them a costs budget or do they seek approval for all outlays.
 
I'd use letting agents, yes it's worth it but remember, you'll still get phone calls when things go wrong. I find a hefty deposit useful if people are serious and they're told it can't be used to pay down the last few months rent.
