rent reduction before lease date expires

Hi,

Can tenants look for a reduction in rent before the lease date is up? It will expire in 7 months time.
 
If a landlord looked for a rent increase in a rising market, during a lease period, they would be called a greedy landlord and it wouldn't be legal either.
 
I assume that you are involved in a Residential tenancy ? I see no reason as to why not ask. It is common place at the moment. However if the rent you are presently paying is well below market rent you might be wasting your time.

What is the best way to go about the ask?

Have noted that similar/better properties in my immediate area have so far dropped €200pm below my current rent since my lease began.

I feel a bit reluctant to ask now for a reduction with the lease expiring in less than six months - a bit for the same reasons as Mommah outlines and also because I want to demonstrate I'm a decent tenant who pays what he signed up to - but there's no way I'm going to continue paying that amount when the lease is renewed as it would be a lot more than the going rate.

Am in direct contact with the Landlord, but is it better to approach the letting agent a couple of months before the lease ends making an offer of renewal at the lower rate or what?

Depends on your relationship with your landlord. My parents tenants recently asked if they would reduce the rent and they did after discussing it. If you are good tenants, the landlord should be decent enough to consider your request.

If you dont ask you wont get . .

My tenants emailed me about reducing the rent mid-lease.
I think it is only fair to the landlord to give them as much notice as possible that a downward rent review is likely.

They may have to rejig their finances and these things take time.
In in the interests of fairness, I would flag it sooner rather than later.
