Rent apartment to non working mother, rent paid by state

My friend asked me for some advice

He has an apartment in Dublin City Centre, in big negative equity. He is about to rent it out

He has one prospective tenant so far. She is a mother of one young child, less than a year old.

The state is going to pay the rent, as the mother has no income whatsoever, she relies nearly 100% on the state.

The rent is 1150 per month.

Will the state pay this much ?

Are there any disadvantages to renting to people who are totally dependant on the state ?
 
Has the figure of 1150 been agreed with anyone or is it just picked out of thin air?

If it's taken as a representative figure from Daft he should note that those are invariably starting positions and the actula agreed rent may be significently lower.

No the figure wasn't picked out of thin air. Thin air is not a great place to arrive at a figure.
It was arrived at based on market research...it's over 15% less than it rented for two years ago. It's a premium property which cost 450'000 at the peak of the bubble. But true, he may need to lower the rent a bit more, maybe a lot more.
 
Depending on the tenant's circumstances (whether she has rented before, or is on a local authority housing list), she may not qualify for Rent Supplement at all.
